New restaurant to be built in Manorville

During the start of the new year, the Brookhaven Town Planning Board considered a site plan application with a special permit for Clancy Street Food, located at the vacant southeast corner of the Expressway South Service Road and County 111 in Manorville.
The proposed restaurant, according to councilwoman Karen Dunne-Kesnig, is an As of Right Use based upon the zoning, that had received approval from the Pine Barrens Commission. Current zoning is J-2, vacant, and the proposed zoning is J-2, restaurant.
“The purpose of the planning board hearing was to consider the site plan and request for a special permit,” she explained. “We look forward to learning what new restaurant will be coming to Manorville.”

The application was submitted by the Quogue firm David J Kepner and Co. and includes the construction of a proposed 3,293-square-foot take-out restaurant with outdoor seating and no basement. If built, it would include parking, drainage, lighting and curbing site improvements.

According to Kepner, the idea for the restaurant is really in the preliminary stages as he is a developer, not a restaurant owner. Instead, he is seeking brokers to help find a customer so that he can build to suit.

This would be Kepner’s first restaurant venture as he is a residential builder in the Hamptons.
